Abstract

The topic of evaluation and selection
of alternatives for the implementation of
development projects at the stage of pre-investment
preparation is relevant in the field of construction
and investment project management. In conditions
when the economic situation is constantly changing,
and the requirements for the efficiency and
profitability of investments are increasing, it is
important to pay attention to the scientific and
analytical aspects of modernity, which provide a
comprehensive assessment of possible project
implementation options. This stage is critical for the
further success of the project, not only the financial
benefit depends on the correct selection of
alternative options, but also compliance with
investment goals, social requirements and
environmental standards. This paper considers the
main methods and approaches used to analyze and
evaluate alternatives at the stage of pre-investment
preparation. Various factors influencing the
selection of the most effective options are taken into
account, in particular, economic, technical, legal
and environmental. The emphasis is on the fact that
the process of selecting an alternative requires not
only accurate calculations, but also taking into
account subjective factors, such as risk assessment,
social aspects and strategic goals of the developer
company.
Particular attention is paid to the multi-objective
optimization method, which allows you to
simultaneously fulfill several criteria when making
decisions. This makes it possible to carry out a more
effective and efficient selection of an alternative
that meets the requirements of a specific project.
There is also the use of computer models and
software to automate the assessment and selection
processes, which ensures high accuracy and speed
of decision-making The study also covers individual tools that
eliminate investment risks, as well as help reduce
uncertainty when choosing the most effective
options for implementing a development project.
The methods considered help not only to make the
assessment more justified, but also to reduce the
time for making a decision, which is a significant
factor in a rapidly changing market environment.

ultimately increases the efficiency of investment
activities and ensures sustainable development of
the construction sector.
